PURPOSE

  1. To require building placement that supports and reinforces the development pattern of each District.

APPLICABILITY

  1. Setback standards apply to buildings, accessory buildings, additional structures, and components.

GENERAL

  1. Primary building setbacks are provided in Article 2 Districts.
  2. Accessory building setbacks are provided in Accessory Building Types.
  3. Standards related to setbacks for components are specified in Article 3 Components.
  4. All primary buildings must be located within required front, side, and rear setback ranges unless a specific exception is provided in the district standards or building group standards.
  5. Deviations to setbacks, including building articulation and encroachments are specified in Article 3 Building Standards.
  6. Where a lot has more than one side, front, or rear lot line, the setback must be observed in each instance.
  7. The Corner Lot front setback shall be measured from the primary thoroughfare and the secondary setback is measured from the secondary thoroughfare.
  8. Where two side lot lines meet at a point, rear setback standards apply from that point.
