GENERAL STANDARDS
- At least one component is required per primary building except on the mixed-use building and lined parking garage.
ENCROACHMENTS
- Components may encroach their entire width and/or depth into all setbacks, unless specifically disallowed in Components.
- Components may be allowed to encroach into the public right-of-way by special permit.
NONCONFORMING COMPONENTS
- Routine repair and maintenance of nonconforming components is permitted.
- Nonconforming components may be altered to eliminate or reduce a nonconformity or to create a conforming component that meets the standards of this Code.
- The dimensions of a nonconforming component may be expanded within the allowed setbacks of the district and to the extent permitted by the assigned component type.
- When a nonconforming component is destroyed and requires total replacement, the component must be rebuilt to meet with the standards of this Code.
- When any portion of a nonconforming component is damaged and does not require a total reconstruction, it may be repaired and rebuilt to its previous condition.
FIRE ESCAPES
- Fire escapes may be added to existing buildings when no other means of providing egress is possible or practical.
- Exterior fire escapes may encroach upon all setbacks.
- A fire escape may encroach upon a public right-of-way by special permit.
