Description


A lot that is demarcated through the use of virtual lot lines for the purpose of meeting the standards of the code, including lot size and setbacks, that exists in permitting documents and under single ownership, and that does not constitute a legal lot that is a discrete unit of land that can be legally conveyed.

Standards


  1. Lots divided by virtual lot lines create virtual lots.
  2. A lot of record may be divided by virtual lot lines to create multiple virtual lots within one lot of record.
  3. Virtual lots may be required for the purpose of complying with lot and building standards.
  4. The use of virtual lots are permitted in Building Groups, T4, T5, SD-HWY, SD-Fab, SD-Campus, and SD-Civic.
  5. A virtual lot may not span multiple lots of record.
  6. For the purpose of this Code, the use of the term “lot” also refers to all virtual lots.
  7. The use of Virtual Lots shall not be used to circumvent subdivision law. In the creation of, or modification to a subdivision, Virtual Lots shall be considered lots of record.
  8. All Virtual Lots shall conform to the Lot standards of the their District unless otherwise noted. Example: Building Group standards.
