PURPOSE

  1. To ensure that buildings with first floor residential uses are raised above the level of the ground as a way to create privacy in the case where buildings are located close to the street and sidewalk.
  2. To ensure that buildings with first floor commercial spaces are located at grade to the extent possible to provide accessible shopfronts.

APPLICABILITY

  1. Applies to all new primary buildings and accessory buildings with residential first floor units.

  2. In T2, buildings located behind a Level 4 Screening area no less than 50 feet deep, are exempt from all building elevation rules.

  3. GENERAL

    1. Buildings must be elevated along their primary frontage to meet first floor elevation requirements of each primary and accessory building type.
    2. Buildings that are located within 10 ft of a primary frontage line must have a first floor at the same grade or higher than the abutting sidewalk.
    3. Primary buildings that contain a dwelling unit on the first floor must be elevated above grade a minimum of 1 ft along the primary frontage, except for the following which may be built at grade:
      1. Live/work flex buildings.
      2. Accessory buildings.
    4. First floor elevation is measured from the average ground level at the exterior wall along the primary frontage of the building to the top of the finished floor of the first floor of the building.
