PURPOSE

  1. To encourage walkable neighborhoods that provide numerous route options and connectivity.
  2. To provide a flexible framework for the creation of buildable land in a form that supports the creation of complete neighborhoods.

APPLICABILITY

  1. Applies to development sites that create new or modify existing blocks.
  2. Block standards do not apply in T2.

GENERAL

  1. Unless otherwise specified, land must be subdivided to create blocks that meet the standards in the Block Perimeter Table.
  2. Block perimeter is measured along the lot line shared by the thoroughfare and the property line or virtual line of the lots contained within the block.
  3. A block must be bounded by thoroughfares, not including passages or crossweaves.
  4. Any block face that is longer than 300 feet must be intersected by an alley or crossweave. A block face may be intersected by no more than 1 alley or crossweave that exceeds 12 feet in width.
  5. If a block contains multiple districts, the smaller block perimeter requirement must be used.
  6. Blocks should be generally rectangular in shape, but are expected to respond to natural features and the street and block pattern of the surrounding neighborhood fabric if present.
  7. Blocks should be a minimum width so as to provide two rows of developable lots.
  8. In cases where a project site is abutting land unsuitable for development, nonconforming incomplete blocks, isolated interior lots, undeveloped land, or rail rights-of-way the project may be granted a waiver to deviate from block permitter requirements based on the following criteria:
    1. Unique site constraints prevent meeting the block perimeter requirement.
    2. All lots can otherwise satisfy the dimensional standards of this ordinance.
